Halls Of Residence
  • Popular with first year students (2nd year students usually rent privately)
  • Gives you chance to settle in and make new friends

Other Things To Consider When Establishing Your Accommodation Budget
  • Paying your rent is your number one priority and once a Tenancy Agreement has been signed you have to pay for the term of that agreement, even if you decide to move out!
  • Utility bills (Gas, electric) MAY add as much as £20 per week during winter months
  • All properties rented usually provide an EPC (Energy Performance Certificate) which will give you an idea of how energy efficient the property is that you're considering
  • You'll need to consider the added cost of a TV license if you rent the property on a shared basis. If your have an individual tenancy for your room but share communal areas, then you'll need a license for all TV's in the house
  • As a full-time student you are exempt from paying council tax. Get a Council Tax Exemption Certificate from your university's Accommodation Office to prove you are a full-time student.
  • The cost of contents insurance can be high so it's a good idea to shop around for companies that offer specialist student policies. Ask your universitiy's Accommodation Office if they can help or know of any special offers they can pass on to you

Choosing And Securing A Property You Like
  • Set a few days aside to view some student properties before making your final decision, you may want to view the properties at different times of the day
  • Consider the following points while looking around any property: security, furniture (what is included with the tenancy), facilities (number of showers, toilets), white goods (washing machine, fridge), external sources of noise (proximity to road, train line, pubs etc..)
  • If the property has a garden, you will be required to maintain the garden during your tenancy and ensure it is returned as per your inventory condition
  • Once you are happy with your choice, you'll want to start the ball rolling. We can help you progress through all the stages required to get you moved in and settled in your new property
  • We will advise you on the required deposits and where they will be held, terms of the tenancy, references, guarantor information (if needed) and inventory details
 Moving In To The Property
  • Once all the relevant paperwork has been returned to us, you will receive commutation from us about how to collect your keys and move in to your new home
  • As a group of students living together, you may want to set some ground rules so that everyone knows where they stand. Little things can get taken for granted and it's unfair to expect to pay, or do less or more than others you are sharing with
  • Make a rota for any cleaning duties: washing up, bins, oven, toilets etc...
  • Make sure the bills are in joint names and that the responsibility falls on all shoulders and not just one person
  • Do you intend to eat together as part of a group or live more independently
  • Forming a kitty to pay for basics like tea, coffee, milk, sugar, cleaning supplies, toilet rolls can be a good idea
  • Parties and loud music can interfere with other people's lives, your housemates as well as your neighbours. Keep the noise to a minimum where you can, and save parties for the weekends
  • If one of your housemates invites a guest to stay over for a few nights, you will need to bear in mind the extra cost associated with that and make a relevant contribution
Student Reservation Process
  1. Contact our office and book an appointment to view properties that will suit your requirements for you and your housemates.
  2. Once you have decided on a property that you all like, you will need to pay your reservation fees as outlined in our fee structure. This holds the property for 7 days prior to signing your tenancy agreement.
  3. We will arrange an appointment for all tenants to visit our office, at this time all tenants will be required to bring their student id and passport for identification. You will have the opportunity to read the tenancy agreement and we will answer any queries you may have. You will also be provided with forms which you will be required to return to our office within 14 days.
  4. Approximately a month prior to the tenancy commencing, we will email all tenants to advice of the move in procedure and all relevant details will be provided to you.
  5. Following our "Move in" email, once an appointment has been booked in our office the nominated tenant will collect all keys from our office and will be issued with an inventory. Should there be any necessary amendments to the inventory you are able to contact our office within 5 days and we will attach this to the original inventory.

    Should you wish to move in to one of our properties or move belongings in at any point during July/August, you must notify us via email in May. Appointments will be allocated on a first come first served basis.

    Moving in will always take priority over the moving in of belongings, however we will try our utmost to appease all tenants.
